Separate historical activity from projected capacity
Request consistent historical sales and expense support, customer concentration, service mix and owner duties. Compare the same periods before annualizing any monthly figure.
Growth potential is a scenario, not completed revenue. Ask which technicians, equipment, bays, customer commitments and capital would be needed to reach it. Have your accountant and lender assess the assumptions.
Verify equipment and personnel
Inspect hoists, compressors, diagnostic tools and other major assets with qualified help. Confirm ownership, financing, liens where relevant, condition and maintenance, and specify the sale inclusions.
Review technician qualifications, staffing, owner dependence and the transition plan. Equipment capacity alone does not demonstrate that the business can deliver additional work.
Confirm permitted use and inspection status
Check zoning, workshop use, bay dimensions, power, access, yard rights, storage, waste handling and lease restrictions with the relevant authorities and specialists. Commission environmental or technical review where the premises and work justify it.
For a facility advertised as CVSE approved, contact CVSE to verify the current designation, work scope, personnel and requirements for the proposed ownership arrangements. Do not assume the designation transfers with the equipment or business.
Bring premises and business terms together
Separate an operating business purchase from a commercial property acquisition. Confirm the lease or title, occupancy costs, renewal rights, assignment provisions and financing for the actual transaction.
Use a condition schedule for records, equipment, premises, professional review, financing and approvals. Arrange seller-approved visits through Harry rather than approaching employees during trading.
Official resources
Confirm current licensing, tax, zoning or regulatory requirements directly with the responsible authority.
