Confirm the opportunity and public terms
Compare the asking price with the sale description. Is the transaction for business assets, shares, lease rights or underlying real estate? Confirm equipment, inventory, brand, deposits and excluded assets in writing.
Harry’s pub listings use seller-reported operating figures. A public sales figure is not an accountant-reviewed earnings result and does not prove the income a purchaser will receive.
Treat licensing as its own approval process
Identify the licence type, approved areas and conditions. Verify the current licence and proposed transaction with the BC Liquor and Cannabis Regulation Branch and your lawyer. Do not assume the purchase automatically transfers a licence.
If you plan different entertainment, hours, patios, service or use, confirm the applicable permissions before placing value on the proposed change. Review municipal requirements separately.
Understand revenue and occupancy
Ask for consistent revenue support by food, beverage and other streams, including seasonality and any unusual events. Review payroll, cost of goods, security, repairs, insurance and owner responsibilities.
Obtain the lease, amendments, options, total occupancy costs and assignment requirements. Have a commercial lawyer explain redevelopment, relocation, guarantee and consent provisions before relying on the location.
Plan operating continuity
List equipment ownership and maintenance issues, employee arrangements, supplier introductions, inventory treatment, gift-card obligations and seller training. Check access to authorized digital and booking accounts.
Tie the records, inspections, financing and approvals to the offer’s conditions and deadlines with professional guidance. Avoid approaching staff or customers during a confidential sale.
Official resources
Confirm current licensing, tax, zoning or regulatory requirements directly with the responsible authority.
